When you put your home on the market, it may be overwhelming to decide which things may (or may not) need to be repaired. There's only so much time and money.
So here's the things that are worth making the investment:
Paint
This is one of the least expensive and quickest ways to freshen the look of your home before calling your realtor.
Even just touch-ups and one coat can make all the difference. While darker, dirty- looking walls will need more attention. Potential buyers are looking for a clean palette. Lighter & neutral tones are great and don't have to be just plain old boring white. Other generally appealing options are -sandy, grays, and creamy shades.
Exterior -AKA Curb Appeal
Exterior trim and fascia rot are things that will make a huge difference in appearance and most likely will be addressed during a home inspection
Pressure washing the exterior of the home including walkways, foundation, and decks can make a dingy looking house sparkle.
Kitchen
Unless you are advised to do a whole kitchen renovation; minor repairs and small changes can make any kitchen more appealing. Beware of missing hardware, leaking faucets and non functioning appliances.
Bathroom
Same aspects of the kitchen apply to the bathrooms as well. Grout should be cleaned and replaced as needed.Its a good idea to replace any broken or missing tiles.
The bathroom and kitchen are the most important rooms in the house as they are the most costly to upgrade.
Lighting
Outdated, broken fixtures are a cheap and quick fix. Better lighting can change the whole perception of the home.
Functionality
Do a walk through of your own home. Pull open the cupboards and closets. Does everything work as it should? What is the overall look when you first step over that threshold? Does everything make sense and look/feel inviting? A good deep cleaning is a must once all of the repairs have been done.
